NO! Your air filter(s) may need to be changed EVERY MONTH in our extreme climate region and high run time conditions. DO NOT believe what your air filter brand's marketing guru wrote on there! Change with use (typically every 250 hours) A system in the Phoenix Valley may run 12-18 hours per day to maintain indoor temperature above 105-110 ambient so 30 days here is equivelant to 60 or 90+ days of runtime elsewhere.
Yearly professional maintenance, monthly filter changes, set your thermostat for the current season and try to adjust it rarely and in small 1 degree increments. Listen for strange noises. Keep doors/windows/ and pet doors closed. Pay attention to drain pipes and don't use real flame candles
You're right, and now you know or you're finding out now. Realtor's specialize in their field, Fireman etc. We do this daily. We live in a harsh climate. AC bills will be higher in the summer, and realize NOBODY MAKES THEM ANY BETTER BECAUSE THEY WILL BE SHIPPED HERE AND NOBODY MAKES ANYTHING THAT LASTS LIKE IT USED TO BECAUSE ITS MORE EFFICIENT AND REQUIRES MORE ATTENTION.
